How BuildMatch works

BuildMatch is a place to find new-build property in Spain across many developers, and a service that helps you decide between them. You can use the first part entirely on your own. The second part is there when you want it.

From first search to keys

  1. Search the market, not one developer's brochure

    Every published project on BuildMatch sits in the same search, with the same filters and the same fields. You can browse the whole platform without an account, without a phone call, and without anyone being told you looked.

  2. Save and compare what interests you

    Favorite projects, put them side by side in a comparison, and save a search so you hear about new projects that match it. All of this stays self-service — none of it assigns you an advisor.

  3. Tell us what actually matters to you

    Budget, timing, whether this is a permanent move, a holiday base or an investment, how far you're willing to be from an airport or the sea. The more specific you are, the more useful the shortlist.

  4. Add a personal advisor — when you want one

    You ask; we don't assign. You get one advisor who stays with you, and they can compare projects across the whole platform rather than selling the development that happened to catch your eye first.

  5. Build a shortlist together

    Your advisor works from what you've already saved and adds projects you may not have found, with the reasoning attached — so you can disagree with it.

  6. Organise viewings

    Viewings are planned around your trip, usually several projects across a few days rather than one developer's sales office. Your advisor confirms availability and unit details before you fly.

  7. Reserve and progress the purchase

    When you choose a unit, the reservation is made through the platform. From that point the developer knows who you are, because they have to — before that point they don't.

  8. Follow the process to the keys

    Your purchase roadmap lays out each phase — reservation, legal checks, contract milestones, completion, handover — with who is responsible for each step and what's outstanding.

How this differs from a project sales agent

Most people looking at Spanish new-build end up talking to someone who sells one development, or a handful from one developer. That person can be perfectly good at their job and still only ever have one answer to “is there something better for me?”

BuildMatch is not a licensed legal, tax or financial adviser, and doesn't replace one. For the legal side of a Spanish purchase you appoint your own independent lawyer — we'll tell you when that step is due, not do it for you.

Who pays for this

Buyers don't. Searching, favoriting, comparing, saving searches and working with your advisor are free to you.

Developers list their projects without a listing fee. BuildMatch is paid a commission by the developer when a purchase actually completes and the agreed conditions are met — not for a lead, not for a viewing, not for a signature on a reservation form.

It's worth knowing what that does and doesn't mean. It means nobody earns anything by pushing you toward a decision you back out of, and no developer can pay to be recommended to you. It doesn't make BuildMatch a neutral party with no commercial interest — we have one, and this is where it sits, in the open.
